If you’re thinking about selling your home, one of the first questions you may have is:

How long does it take to get a house ready to list for sale?

The answer depends on the condition of your home, what preparation it needs, your goals, and current market conditions. But there’s one thing I don’t recommend doing: rushing to put your home on the MLS before it’s ready to make a strong first impression.

How long it takes to prepare a home for sale depends on the property’s condition and the amount of work needed before listing. Some homes may require only minor cleaning and preparation, while others may benefit from decluttering, repairs, staging, landscaping, professional photography, video, disclosures, and marketing preparation. The best timeline should be based on the individual property and the seller’s goals rather than rushing to put the home on the market.

What Should I Do Before Listing My House for Sale?

Preparing to sell starts before the “For Sale” sign goes up.

When I meet with a homeowner who is considering selling, I first want to understand the property, the seller’s goals, their timeframe, and what may need to happen before the home goes on the market.

Once you decide to list your home with me and the appropriate listing paperwork has been completed, I can begin coordinating the preparation process.

The goal is to determine what your home needs before buyers see it.

That doesn’t mean spending money on every possible improvement.

It means identifying the preparation that makes sense for your particular home.

Step 1: Determine Your Home-Selling Timeline

Before deciding when your property should go live, I want to work backward from your goals.

When would you ideally like to sell?

Do you need to purchase another home?

Are you relocating?

Is there a particular date you’re working toward?

How much preparation does the property need?

These questions can affect the timeline.

Some homes may need relatively little preparation. Others may benefit from staging, decluttering, repairs, cleaning, landscaping, or other work before professional photography and marketing begin.

That’s why I prefer creating the plan before choosing the launch date.

Step 2: Prepare the Home Before Putting It on the MLS

One mistake I don’t want sellers making is putting a home on the market before it is show ready.

Your home’s first appearance online matters.

When buyers first discover your property through the MLS, real estate websites, social media, photos, or video, they’re already beginning to form an opinion.

If the home isn’t properly prepared, you’re using that first impression before you’ve given the property the best opportunity to present well.

I would rather prepare the home first and then introduce it to the market.

Step 3: Get Professional Staging Recommendations

Once the listing process begins, I schedule an appointment with my stager to evaluate the property and provide recommendations for preparing it for sale.

That may involve decisions about furniture placement, decluttering, room presentation, and other ways to improve how the property shows.

According to the original process outlined for CARE Group at CA Real Estate Group, there is no additional cost to the seller for this staging consultation.

I also offer complimentary partial staging when appropriate.

The purpose isn’t to make your house look like someone else’s home.

I want buyers to be able to walk in and focus on the property itself.

Step 4: Decide What Changes Are Worth Making Before Selling

Sellers often ask me:

“What should I fix before listing my house?”

The answer isn’t the same for every property.

You don’t necessarily need to renovate your entire home before selling it.

The better question is which changes could help your home present more effectively and which expenses may not make sense for your particular sale.

That’s something I want to discuss before you start spending money.

Depending on the property, preparation might include cleaning, decluttering, staging, cosmetic improvements, landscaping, repairs, or addressing items that could become concerns during the transaction.

The recommendations should be based on your home and your selling situation.

Step 5: Schedule Professional Real Estate Photography and Video

Once the home is show ready, I schedule professional photography and videography.

This is an important part of my listing process because many buyers will first experience your home through a screen.

Before they schedule a showing, they may see your property through listing photos, video, real estate websites, social media, or another digital channel.

Professional visual marketing allows me to highlight the property’s features and create marketing assets that can be used when the listing launches.

I don’t want the photography to be an afterthought.

I want it planned as part of the home’s introduction to the market.

Step 6: Build the Digital Marketing Before the Home Goes Live

Putting a home on the MLS is important, but I don’t believe marketing a property should end there.

Once the photography and video are ready, I work on the digital marketing behind the listing.

My goal is to give the property exposure across the appropriate online channels and put the home’s marketing materials in front of potential buyers.

That can include social media marketing and targeted digital advertising as part of the property’s overall marketing strategy.

I don’t want my seller’s entire marketing plan to consist of putting up a sign, entering the home into the MLS, and waiting.

I want a plan behind the launch.

Step 7: Consider Pre-Listing Inspections

Another question to consider before going live is whether any inspections should be completed before listing the property.

A pre-listing inspection isn’t automatically the right choice for every seller or every property.

Depending on the home and circumstances, however, it may be worth discussing.

The purpose is to consider whether learning more about the property’s condition before buyers begin making offers could help you prepare for the transaction.

I discuss this with my sellers as part of the pre-listing process so they can make an informed decision based on their circumstances.

Step 8: Complete Seller Disclosures

Disclosures are another important part of preparing a home for sale.

I go through the applicable disclosure process with my sellers so the appropriate information can be made available as required during the transaction.

Rather than treating disclosures as something to worry about later, I prefer addressing them as part of the preparation process.

This can help potential buyers better understand the property and its disclosed condition when evaluating whether they want to make an offer.

Step 9: Launch the Home on the MLS and Major Real Estate Websites

Once the property is prepared and the marketing assets are ready, it’s time to launch.

The listing can then receive exposure through the MLS and real estate websites where buyers search for homes.

Depending on distribution and platform practices, listings may appear on major consumer real estate websites such as Zillow and Realtor.com, along with other sites buyers use during their home search.

At this point, the preparation work begins paying off.

Instead of introducing an unfinished listing and trying to improve it afterward, the goal is to launch with the home, photography, video, disclosures, and marketing prepared.

Step 10: Prepare for Buyer Showings

Once the home is live, buyers and their agents may begin requesting showings.

I prepare my sellers for what to expect during this stage and how to keep the property ready for prospective buyers.

Showing activity will vary based on the home, its price, location, competition, buyer demand, time of year, and overall market conditions.

That’s why there isn’t one universal number of showings a seller should expect.

The response from the market also gives us information we can use as the listing progresses.

How Long Will It Take My Home to Sell?

This is one of the biggest questions sellers ask, and there isn’t one answer that applies to every home.

How quickly a property sells can depend on factors including:

  • Current real estate market conditions

  • Asking price

  • Property condition

  • Location

  • Buyer demand

  • Competing homes for sale

  • Marketing and presentation

  • Time of year

  • The terms buyers are willing to offer

I don’t believe in giving homeowners an arbitrary timeline before evaluating their property and current market conditions.

Instead, I want to develop a pricing, preparation, and marketing plan around the actual home you’re selling.
